Homes that back onto open space are popular for good reasons: views, quiet and a sense of room. They also raise questions that a home on an interior street does not.
1. Where does the property line really end?
Ask for a survey or plat map so you know exactly what you own, what is common area and what belongs to a neighboring parcel or public agency.
2. Are there easements?
Utility, drainage or access easements can limit what you can build or plant. Your title report will show what exists.
3. How does water drain?
Slopes and canyons carry runoff. Check grading, drains and any signs of erosion or past water intrusion.
4. What is the fire situation?
Homes near open space may be in mapped fire hazard zones, which can affect insurance and landscaping rules. Ask the seller and your insurance agent.
5. Who maintains the slope?
Determine whether the slope behind the home is your responsibility, an association's or a public agency's, and ask what upkeep is required.
6. What wildlife should I expect?
Open space brings birds, rabbits, coyotes and sometimes rattlesnakes. Learn what residents commonly see, and how they deal with it.
7. What could change the view?
Ask whether anything nearby could be built or grown that would alter the view or privacy.
8. What does insurance cost?
Get real quotes for the specific address before you commit, including any coverage that hazards in the area may require.
